{"id":12251,"date":"2018-10-08T23:51:10","date_gmt":"2018-10-08T23:51:10","guid":{"rendered":"https:\/\/staging.iconitrax.com\/RonQuilario\/blog\/index.php\/2018\/10\/08\/california-proposition-5-10\/"},"modified":"2025-04-17T08:35:22","modified_gmt":"2025-04-17T15:35:22","slug":"california-proposition-5-10","status":"publish","type":"post","link":"https:\/\/www.crestico.com\/blog\/california-proposition-5-10\/","title":{"rendered":"California Proposition 5 &#038; California Proposition 10"},"content":{"rendered":"<p>November 6, 2018 is around the corner and I am sharing two propositions affecting <a href='https:\/\/www.crestico.com\/blog\/link\/real-estate'>Real Estate<\/a> properties with you.<\/p>\n<div class=\"_2cuy _3dgx _2vxa\"><span class=\"_4yxo\">California Proposition 5<\/span><\/div>\n<div class=\"_2cuy _3dgx _2vxa\">Property Tax Transfer Initiative (\u201cProp 5\u201d) concerns calculating property tax on owner-occupied replacement properties.<\/div>\n<ul class=\"_5a_q _5yj1\" dir=\"ltr\">\n<li class=\"_2cuy _509q _2vxa\">A &#8220;yes&#8221; vote on Prop supports amending Proposition 13 (1978) to allow homebuyers who are age 55 or older or severely disabled to transfer their tax assessments, with a possible adjustment, from their prior home to their new home, no matter (a) the new home&#8217;s market value; (b) the new home&#8217;s location in the state; or (c) the buyer&#8217;s number of moves.<\/li>\n<li class=\"_2cuy _509q _2vxa\">A &#8220;no&#8221; vote opposes amending Proposition 13, 90 &amp; 60, currently in effect, to change how tax assessments are transferred between properties for homebuyers who are age 55 or older or severely disabled.<\/li>\n<\/ul>\n<div class=\"_2cuy _3dgx _2vxa\"><span class=\"_4yxo\">California Proposition 10<\/span><\/div>\n<div class=\"_2cuy _3dgx _2vxa\">Local Rent Control Initiative (\u201cProp 10\u201d) concerns rent control for rental properties affecting tenants and landlords.<\/div>\n<ul class=\"_5a_q _5yj1\" dir=\"ltr\">\n<li class=\"_2cuy _509q _2vxa\">A \u201cyes\u201d vote supports allowing local governments to adopt rent control on any type of rental housing, thus repealing the Costa-Hawkins Rental Housing Act.<\/li>\n<li class=\"_2cuy _509q _2vxa\">A \u201cno\u201d vote opposes the initiative, thus keeping the Costa-Hawkins Rental Housing Act and continuing to prohibit local governments from enacting rent control on certain buildings.<\/li>\n<\/ul>\n<div class=\"_2cuy _3dgx _2vxa\">You can read more about each Proposition at the links below.<\/div>\n<div class=\"_2cuy _3dgx _2vxa\">Read what they are all about.
