What Are Private Loans?
Private loans are funded by individual investors or private institutions rather than banks or government-backed agencies. These loans are asset-based, meaning approval is largely dependent on the value and potential of the property rather than the borrower’s credit profile or income documentation.
Private loans are often used for bridge financing, fix-and-flip projects, investment properties, or situations where borrowers need a fast close with fewer documentation requirements.

As a direct lender, we make quick lending decisions and are able to streamline the loan process which provides a quick turnaround time on making a decision and solving your financing needs.
Our loans provide rate and term, purchase, investor loans, and cash out with no limits for Residential and Commercial Properties; Corporations; Limited Liability Corporations, Delaware Corporations; estates, and foreign nationals – whether they are owner occupied, non-owner occupied, a second home, or investment properties.
As an equity-based lender, we approves loan applications based on the property’s equity and borrower’s ability to repay the loan (looking past the borrower’s credit and payment history). Borrowers must only have a minimum requirement of 40% equity in their property. However, if there is not enough equity, we may be able to cross collateralize the loan to another property that the borrower owns. Our rates start from 9.50% to 12.00% fixed for Fully Amortized Rates, or Interest Only, or ARM depending on borrowers’ needs. APR is different for each individual client’s needs.
