We show you how to search for homes and accompany you to properties you are unable to visit on your own.

Our standard rebate of up to 50% of our commission is higher than most real estate brokers.

Here’s how it works:  Commissions are paid by the seller from the proceeds of their sale.  Traditional broker commissions are usually 5% of the home’s price and are always pre-established between the seller and his/her broker in their listing agreement. (Occasionally commissions are higher or lower than 5%.)

The commission is generally split between the seller’s broker and the buyer’s broker.  You will receive a credit equal to all of our commission over 1%. (Our minimum commission is $4,000.)  The table below shows your likely rebate:

1 – MLS SEARCH

2 – VISIT OPEN HOUSES

Most Realtors hold an open house shortly after listing a home for sale. It is very useful for our clients to attend open houses, which usually occur one day during the week between 11 – 2 PM (days vary by area) and on Sunday from 1 – 4 PM.

In many instances we can provide you with open house information.
These open houses are important in order to gain access to homes, as well as to educate yourself about market value in a particular area. Go a lot, become an expert!
NOTE: To protect your rebate and ensure that we can represent you on a home purchase, it is important that the seller’s Realtor® not believe they are the “procuring cause” of your eventual offer on a property. This can be easily resolved by informing the Realtor® that you are already represented.

WHAT’S THE NEXT STEP?
Once you find a home you are interested in, we will step forward like a full service broker and handle the entire transaction. We can provide you with a detailed comparison analysis of sold properties in the area that will be especially valuable if you drive around and view them to determine the property’s true market value.

We will carefully prepare your offer package so that it includes all necessary supporting documentation and then submit it to the listing agent. We handle all negotiations in a way that affords you the highest likelihood of success.

We can provide you with a list of comparable properties which have sold over the last year.  This information will enable you to determine the true market value for the property in which you are interested.

Aside from price, a seller’s primary concern is whether a buyer can perform under the terms of the agreement and minor details often make the difference as to whether or not an offer is accepted. For this reason, it is important that your offer package be well written and contain a loan pre-approval letter from your lender.

We will prepare your offer and discuss your rights and obligations under the contract.  We will answer all of your questions, even some of the ones you don’t ask, and will strive to give you a sense of comfort and predictability with what is to be expected throughout the transaction.

While our rebate will certainly save you money, it will not be at the expense of topnotch service from an experienced broker who is responsive to your needs and personally available to you throughout the entire escrow process.

Escrow can be a trying time for all parties involved, especially the buyer. That’s why it is our goal to help you anticipate as much as possible what is to be expected and provide access to all the information you need to know about the property.

Once escrow opens, the clock starts ticking and you will have a small team of people working for you. This team includes your lender, your escrow officer, a physical inspector (and perhaps a structural and/or geological inspector) your title insurance officer and others.

We view ourselves as the head of this team and it is our job to help you coordinate all of the necessary inspections and monitor the progress of your service providers to be certain your interests are protected.

We can also provide you with a list of inspectors and other service providers of whom we think highly, as well as request an estimated closing cost statement from escrow so you will be familiar with all costs prior to your closing.
